Empty commercial units in a new development by a developer no one knew yet — they had to be filled, and the appeal of the apartments depended on it.
Bring in not just any tenants but anchor ones — major chains plus useful small business — so the complex becomes self-sufficient, which lifts the price per m² of the housing itself.

A new investment hotel on a competitive market — we had to announce the project and reach the local and investor audience (the hotel also sells units to investors).
For a physical product in a specific location, offline plus live events hit the right audience more precisely — and more humanly — than digital alone.

Found and ran a production agency (topics, locations, cars, coordinating departments and clients); ran marketing across several markets (Ukraine, Moldova, later Poland), learned local car-import law; influencer collaborations.
Videos grew from ~800–1,000 to 30,000–40,000 organic views; influencer marketing at ~20% lower CPA ($120/deal); Instagram 5k→14k plus a second profile 0→10k; the ManyChat I implemented grew into two new departments (lead-gen and chatbots).

Iron Invest's 15th anniversary needed a brand film worthy of the milestone — real production value, but on-brand, on-budget and under control with an outside crew.
